- Alt Capital launched AltCap Yield Fund III (AYF III), its third AIF (Alternative Investment Fund) scheme.
- The fund has a target corpus of Rs. 1,000 crore with an additional Rs. 200 crore green shoe option (option to raise more if demand is high).
- FundsIndia Private Wealth is the fundraising partner for AYF III.
- AYF III invests in pre-leased Grade A/A+ office and warehousing assets, avoiding greenfield (new construction) development.
- The fund's pipeline is approximately Rs. 2,520 crore across Bengaluru, NCR, and Pune.
- AYF III targets a 16-18% IRR (internal rate of return) over a 4-5 year hold period.

The bigger picture
- The launch comes amid growing investor interest in income-yielding commercial real estate, especially office and logistics assets.
- Alt Capital's earlier funds, AYF I and AYF II, delivered weighted average yields of 8.6% and 8.2% respectively.
- Alt Capital's founders have collectively invested over Rs. 2,378 crore in real estate since 2016 and returned approximately Rs. 675 crore to investors.
