The details
- BuildSpace has announced its formal launch as a developer of industrial and warehouse space in India.
- It counts a pipeline of about 3 million sq ft spread over four projects.
- It also holds development rights over more than 165 acres of land that it does not own itself.
- The company puts the pipeline's worth at around INR 6,000 million and the land's indicative worth at about INR 5,000 million.
- Together that comes to roughly INR 11,000 million, a figure it says is neither contracted revenue nor a company valuation.
- Its first big site is Sahakar Logistics Park in Bhiwandi, spread over 42 acres.
- That project is being built now and offers about 1.3 million sq ft of chargeable space for lease.
- Space there is being offered to logistics, distribution and factory tenants, including buildings made to a tenant's own design.

- The founders say India's factories and supply chains now want buildings shaped around how work actually flows, not standard property units.
- They argue the sector is fragmented, with land, construction skill and money sitting in separate hands.
